Roommate needed June 1st!!

My buddy and I are looking for a roommate to share our suite as of June 1st. The place is by west 14th and Oak street (about 2 blocks from Vancouver General hospital). Rent is $435/mo. It works out to around $490/mo if you include utilities, cable and internet. You will be getting a HUGE room in a very big and nice basement suite. You will also be living with 2 very cool people. We are looking for someone who is:

Clean
Doesn't smoke in the house.
Openminded
Able to pay their bills on time.

There is a $300 damage deposit to move in.
