Need room in Studio/REH space

Looking to get the gear outta the livingroom.
If you know anyone who's looking to make up some rent on thier studio space (unused room) or a rental rehearsal space that isn't $700 a month, please let me know. Needs to hold 6x4 mixing desk, 2x6 equipment table, keyboard tier, guitar rig and a recliner :) would like access to vocal booth if available, but not necessary...I cant sing waaaahh. Secure, private entrance if possible, and chill environment - as my hours are scattered and I'll want to change locks, affix wall treatment..etc etc..
I work full time, keep to myself, no drugs, no studio parties - Just loud. Burnaby/ Coquitlam/ Poco/ anywhere?? - Monthly only, I need a home not a daily rental.

closest I've gotten is a friend who'll let me take a room at his shop, but 9-5 weekdays would be off limits - no good....
