haha it's so true. My dad epitomizes this. He's been in real estate for around 25 years now but has not adapted as quickly as the yonger generation to things such as the internet and e-mail. But isn't that characteristic of many of our parents ;)?
But despite this, he is and continues to be a top seller every year and has recently been awarded a position as a lifetime member of the medallion club. This tells me that technology isn't everything, and that strong people and business skills is everything. He may not be as up to date on technology as the younger generation, but he's developed and maintained many long-standing relationships with his clientele.
I don't know if I agree with you about newer realtors being more up to date about laws and legislations. In fact, the way I see it people who have been in the field for far longer probably have a more extensive knowledge about any laws and legislations in general. But to be fair, let's say responsible PEOPLE take the initiative to inform themselves, regardless of years of experience.
Personally, if I were looking for a house, I would place more importance on the realtor's experience and clientele base than their level of knowledge on technology (as long as they know how to pick up a phone), just because it seems that nowadays every one wants to be a realtor... (so much so that they're willing to settle for 1% commission), that it wouldn't be fair to yourself not to choose wisely.
Anyways, I sincerely wish you good luck, :)
