Renting Appartment Downtown & Credit Check
Hi,
I'm moving downtown and have been having a hard time getting a place because all the places do a credit check and my credit isnt perfect. Any ideas around this? Has anyone been able to rent an appartment downtown without good credit? If so, where? Thanks! |

yeah, iv applied at like 5 places this week and all of them mentioned a credit check right off the bat. i was assuming that had I not given them my SIN number, my application would have gotten tossed over the other people who did :(

they are not allowed to take people's s/n numbers... thats why there is a thing called references.... Well might as well get your number changed at this point... cause you think your credit is bad now??? hah wait in a few months...

I got into my place w/o any references or credit checked.
Be friendly and provide all your info together on viewing the apartment, they might not ask to run your credit at all. If they do and your bounced, you have many other places to look at, keep on hunting. You SHOULD have many other places to look at. Viewed over two dozen before and after the place im in now. |

well the places that I applied at were all members of:
BCAOMA - http://www.bcapartmentowners.com/ All of the places use the form, and there is a spot, clearly labeled "Social Insurance Number:". So I dont think you are correct about them not being 'allowed' to take your SIN number. I think its more of an optional thing. |

thx man, good to hear... honestly i was starting to get a little worried today as its the 13th and iv yet to be 'accepted' at a place... altho i am being alittle picky. but if im paying $1000+ a month it definatly has to be sweet.

ok but I think your kinda missing the point here and keep in mind my father is landlord of a building here. The owner or the landlord has NO right what so ever to take down ANYBODY's SIN number to check for a credit check... Its none of there business what so ever... They may come up with the excuse of "well we wanna make sure you pay your rent".... but that again is bullshit.... are they trying to say that they would take a loss less the time of unpaid rent only for an eviction within 30 days..... There is no loss... Besides places are being occupied up the ass.... So they have no excuse to doubt anything.... Its none of there business based on your source of income or how much you make in a year or what not. And I don't care what type of organization they may be associated with because its the building that is associated but not the individual like the landlord or who ever took your information. What they did is against the law. I suggest that you take a look at the residential tenancy act for tenant act's and what not....

i see where ur going with this, IF i dont get accepted at the place i really want that i saw today (i looked at many, but only really liked one), ill follow your advice in the future and leave my SIN number off the form.

It is your option to hand out your SIN number to anyone, including your employer. I regulary check my own credit. Just to make sure it is fine as I lost my wallet twice in so many years. There are two levels of credit checks. The kind which, I do on myself, and the kind that a lender does. The kind I do on myself just shows what my rating is on my credit cards, loans, car payments, that sort of thing. The kind that a lender like visa does, is more indepth and includes things like payment trends, balances, and what not. A landlord will only do a surface check. And it does not affect your credit to have them check, as the one they do does not appear on any credit report. |

When a landlord checks your credit it does not hurt your score. As they are not doing the same kind of check that say visa does.

No, the only ones that hurt your credit, are if you are seeking credit from creditors. Credit checks for renting an apartment, or job, do not hurt your credit.
They say you should have no more than 3 serious credit inquiries a year. |

I disagree. If only all our members were as helpful as you it would be a great place for advice. Regardless of what you may consider, I find it a great spot to ask a question.

its a great place to ask random questions about anything
and the SIN question, yes, landlord cannont insist you give them your number in fact, the only places that can ask for it are any financial institutions that will be issuing things like interest income, or to do a credit check for a line of credit; or a prospective employee. in fact, if you refuse your number to an employee, they have the right to charge you $100 required to trace your number, or something along those lines. but thats just completely off topic :D |

If your trying to find a place, just hit the streets, that's what I did. Look for those little signs in the front of buildings.
The place I got is nice and cheap, and right by english bay. Saw the sign, called the number, a week later, I was in. No credit check or any of that jazz. |
