i am sure it is because of the increased rent on yonge street over the years. it is sad when an area so rich in culture and diversity becomes over run by business and enterprise.

it's called "gentrification". it happens when people with money want to immerse themselves in culture and community. they move to those areas, and their lifestyles follow suit.
some good examples of this around vancouver would be kitsilano and white rock (which used to be a thriving hippy community). now they're full of retirees and yuppies. a good example of this process happening before our eyes would be commercial drive, particularly at broadway. the new skytrain station resembles much of the architecture seen in yaletown, and is likely to serve as the anchor point for the newer, richer community. artists and students will be displaced and main street will become the new haven of culture in vancouver. then, the cycle repeats.
