10k is minimal. 20 or 30 is common after an inspection. How old is the home? What needs to be fixed?

well if i got everything done it would be around that.

but dude, the house is fuckin half a million bucks. not lots for people who come from money, but quite a bit for me, thats for sure.

fuckin cunts.

the home itself is 47 years old, but was remodelled 7 years ago.

i have to put in a dividing wall in the basement (cause i want to be able to rent it out), then i need a new deck out back, need a new fridge and a new stove for the basement, i need more cupboards for the basement kitchen, needs new paint upstairs, new hot water tank, a new furnace in the next year or so, man the list goes on and on.

but whatever. moving from my 4 bedroom, 2 washroom house, to a 6 bedroom, 3 washroom house is damn good still. just sucks that the first month is going to run me almost 15 grand with everything.

bah. i just wish it would do all the work itself, haha. i want to be lazy.

On the plus side the dividing wall, deck, cupboard, washer, dryer etc are all things which can be put in on your own time peice by peice, that aren't gonna leave a monster hole in your pocket each time you have to start something new, and don't require specialized training to install.

Best of luck

nah its pretty typical to have alot of projects to complete after purchasing a house..unless you're buying a brand new custom built house worth a few million you shoulkd expect to outlay some cash to fix things up.

having to spend that money dosnt mean you bought a shitty house or someone jacked you..its just the way it is..youll find out when you buy one.

might be a lot of work, but it's nothing that bad.

i'd suggest getting central ac as well [when you replace the furnace] they can come in and do it all at once, costs a bit more [obviously] but it's so worth it.

congrats on the new house though. sounds nice! :)

you're a fuckin idiot obviously.

the guy is a buddy of mine. makes over 2 million a year from selling real estate and had one of the highest sales avgs in the lower mainland. he's not even taking a commission on this house. he's giving it back to me in full.

him selling me a bad house would be the one of the worst moves of his life, it would never happen. i looked at about 60 houses in the last month, and this one was the nicest by far for 500k.

smarten up fucktard.

Just don't go to Canadian Tire or Ikea, they are evil places when you move into a new house.
