kind of a pain in the ass when you want to run downstairs to swim or something and you forget your keys.
don't even get me started on the security cameras, although sometimes watching the live feed on channel 69 is entertaining.
and there's a security guard on 24/7.

and FYI i am one of the renters in there.
it's generaly quiet and suits me fine.

Going through a broker you can easily break a sub 5% rate for a 10 year fixed.

Maintence fees vary wildly between buildings, depending on debt level/contingency fund savings, if they have a pool, if they have huge installations, whats in the common areas etc etc. The fee is then applied to the square footage of your place. It's not transferable between buildings at all.

In my building, my mortgage payment and the rental prices im seeing on craigslist for similar (although the ad is for a smaller place) 1bdrm+den are only differing by ~100 bucks. I have a mortgage around 4.6% and my suite has gone up in value by 30k according to my property assessment, 50-70k according to current listings on mls of similar suites.

I realize that prices may come down at any time and these are unusual numbers, but the fact is meant to illustrate owning is not a gloomy, unworkable idea. you need to take into affect appreciation of property, rent rates going up, the benefit of equity, income tax reductions, stability of monthly payments, quality of life etc etc. I'd talk to an investment advisor/mortgage broker to make sure you have the right facts.
