Wanted: Studio venue for all-night party

Could anyone recommend a studio space near downtown Vancouver that could hold an all-night event?

Here are some particulars that would be great to have (in order of importance):

1] Close to downtown Vancouver
2] Sound-proofed to reduce likelihood of getting busted
3] Can power lights, sound system
4] Can hold up to 100 people safely, comfortably
5] Not expensive

Also, we are not looking to sell alcohol -- just a place for serious music-heads to dance.

Ouch, that looks painful.

Anyone with some info? I've read that The Beaumont on 5th avenue is a spot to check out, but it being so close to residential homes as well as close to the cop-shop makes me a bit apprehensive.

Other ideas? How much does Open Studios charge?

open studios is expensive, and they are very selective of who they let do partys there.

you're better off attending some existing parties and networking with the people throwing them.

public rave board + asking about semi-legal afterhours = good way for the spot to get heated out (even with fnk being as dead as it is).
